We're looking for an expert negotiator to source a variety of construction related trade contractors for multi-family residential builds throughout Central Canada. The Subcontracts Coordinator works closely with site staff and Project Coordinators to ensure qualified trades are available for new and current construction projects. A successful candidate enjoys seeing projects & professional relationships through to conclusion.



Your contributions to the team:

  • Within a team, administer sub trades contracts for current and future builds.
  • Provide mentorship to other Sub Trade Coordinators in their day-to-day tasks as may be required.
  • Establish and maintain tender processes, report on costs and supports the ongoing improvement of process, workflows, tools, and templates that are utilized amongst the department.
  • Forecast costs for all sub trade work scopes and changes; report on these items weekly and/or monthly.
  • Negotiate contract terms and conditions, documenting any agreed changes.
  • Liaise with construction site staff on a continuous basis to ensure quality standards.
  • Define and communicate detailed description of scope of work and payment schedule. Ensures the related templates are kept current and accurate for all Sub Trade Coordinators use.
  • Support construction site staff and project coordinators in coordinating sub trades timeline.
  • Work to proactively mitigate Sub Trade related risk (resolving promptly when it cannot be mitigated).
  • Utilize well developed contract negotiation and communication skills.
  • Build and maintain positive relationships with customers, vendors, and key stakeholders.
  • Network through industry contacts, association memberships, trade groups, and employees.
  • Sub trade Recruitment in new and existing regions; including online search, phone qualifications, networking tactics, referrals, in person scouting, and visits to suppliers or contractors.
  • Manages change orders for the duration of construction
  • Provide support to Subcontracts Manager

What you need to be successful:

  • Experience in wood frame construction industry
  • Background in construction estimating & tendering for developer/ general contractors
  • Strong interpersonal and relationship building skills with well-developed communication and negotiation skills
  • Solid attention to detail with the ability to be a problem solver
  • High level of critical and logical thinking, analysis, and reasoning
  • Able to work well under pressure and meet established deadlines
  • Good organizational, time management, and prioritizing skills
  • Confident, consistent, decisive personality
  • Working skills in MS Office Suite and construction tendering software
